| All maintenance requests
are handled through the University Crossings Main Office.
The easiest method for submitting requests are to do
so through the online maintenance system. The online

are some detailed instructions on how to register.
You may also report the request in person to the main
office. Please be sure to give the person in the office
a detailed description of your request which includes
your name and apartment number.
The maintenance workers are available weekdays (Monday
through Friday) between the hours of 8am—3pm.
During the weekends and holidays maintenance workers
are available on an emergency basis only. For reporting
maintenance issues over the weekend the protocol differs
slightly. Call the main office number and listen to
the voicemail for the emergency maintenance number.
The staff will assess with you if it is a maintenance
emergency. In general, you can expect a response within
24 hours of putting in your request. Remember that if
your request is placed on a weekend toexpect to have
someone come by the next business day.
Please make sure that you document the date, time, who
you spoke to and nature of any maintenance requests
for your apartment. If you have found that you have
not gotten a response to a request please make sure
you follow up with the property manager. Document any
follow-up conversations you have. If after this you
are still not receiving service feel free to let your
Resident Assistant or the AD\RD know. Any staff member
can follow-up to determine the status of a request.
General Information
As a resident of University Crossings you will be expected
to play a more hands on role in dealing with certain
maintenance situations. Some basics you should have
on hand are a flashlight, a plunger for unclogging the
toilet or sink, draino or some other type of clog remover.
It is expected that you will properly familiarize yourself
with how to utilize these items. When in doubt ask for
assistance. Please note that any maintenance problems
where the resident is found to be at fault may result
in the apartment or residents being charged for additional
outside personnel, I.e. a plumber, to come to the premises.
Maintenance emergencies
American
Campus Communities recognizes very specific
events as maintenance emergencies. These include but
are not limited to situations involving fire, natural
disasters major water events (i.e. A pipe bursting resulting
in major flooding) or serious electrical problems. The
following are not considered maintenance emergencies:
Clogged sink or toilet
Resident locked out of their apartment
Please make sure you review the guide for additional
information on these non-emergency situations.
Toilets
Please note that the toilets installed in the apartments
are water conservation toilets. You will notice when
it is in a resting state the toilet may appear to have
very little water in the bowl. This is normal. Please
do not attempt to flush any sanitary products or any
other items besides toilet tissue down these toilets
as it will cause them to clog
